King Technology creates and manufactures products and systems to sanitize pools and hot tubs. Rapid company growth and a lack of employee amenities prompted the organization to consider relocating. King Technology teamed with Pope Design Group to identify their programming needs for the relocation and to analyze numerous real estate options to find a location that best fit their goals.
The selected existing building spans 115,000 sq. ft. across 4 levels and an underground parking garage. The first two floors provided King Technology with the right space for immediate occupancy. The upper floors are leased to other tenants with flexibility for King Technology to implement it’s long-term growth strategy.
To better connect employees and visitors, the multi-tenant building was modified by adding an open stair connecting the second and first levels. Another primary challenge of the design was to convert the below-grade parking garage into an Innovation Center to house their Pool and Spa R&D Lab. This space was modified to test filtration systems and store the large physical structures for the duration of testing.
